How many tipis are at the property?

There are 8 fully furnished tipis, 8 private bath houses and a common area treehouse game room. Tipi # 1, 6, & 7 have 2 queen sized beds with a pull out couch. Tipi # 2,3,4,5 and 8 have 3 queen sized beds with a couch that does not pull out.

Do you have river access?

The property features a large deck overlooking the river and a small stone base with a swing setup for easy access into the river. The trail is just 125 yds down from the treehouse game room on the property…Guests also have access to our private river park just 400 yds down the road (also accessible by float from the deck river access) The river park features an acre of riverfront access with picnic tables, hammocks and grills setup right on the water.


How many people does each tipi sleep?

Each tipi sleeps 6 maximum. Tipi # 1, 6, & 7 have 2 queen sized beds with a pull out couch. Tipi # 2,3,4,5 and 8 have 3 queen sized beds with a couch that does not pull out.


Are there tipis for just two people?

All units are the same basic layout (either two queen beds and a pullout couch OR three queen beds and a regular couch). There is not one unit that sleeps less or more than the other units.


How far are you from Schlitterbahn?

We are about 15 minutes from Schlitterbahn.


Is there wifi on site?

There is wifi access on site for all units.


What is inside the tipi?

They look like a traditional Tipi from the outside but inside they are fully furnished and have all the conveniences of modern-day living including TV, DVD player, cable, Wifi, central AC/heating, kitchenette with sink, dishes, utensils, cooking ware, mini-fridge, stove top, toaster oven, and coffee maker. Right outside, each Tipi has a BBQ pit with utensils, seating area and a fire pit. Each Tipi comes with its own private bathroom with a large walk-in tiled shower.

Things to bring: Please don't forget beach towels for the river, toiletries such as shampoo and toothpaste, paper towels for the kitchen, charcoal and lighter fluid, food, oil/butter, spices, drinks and ice. We recommend bringing a separate ice chest for your drinking ice as the mini fridge cannot hold a full bag of ice. We do sell firewood, S'moore kits and merchandise that can be added on line or on the phone. We also rent flat-bottom tubes.


What if I rent multiple Tipis?

There is a Refundable $200 Deposit if one group rents 3 or more Tipis.


Are the tipis heated?



Do you provide firewood?

No, but wood may be purchased on site for a minimal cost.


Are pets allowed?

We do not allow pets (non-negotiable). Certified service animals are allowed and all animals must be crated. We do have large crates available for rent on site.


Can you tube from the property?

Yes. There is a trail next to the treehouse game room that leads a deck with direct access to the Guadalupe as well as our River Park located two blocks south of the tipis. We are located between the 3rd and 4th crossing of the Guadalupe River. Some prefer to float from the 1st or 2nd crossing or from the Horseshoe at Whitewater. Before or during your stay, you can coordinate with our management staff for a float trip. W.O.R.D. Tax# L1438.

"Flow Rate at Sattler gage" is the River speed at the properties on River Road.
The "cfs" stands for Cubic Feet per Second and is how fast the River is flowing.
100-500 CFS – Recreational
500-800 CFS – Challenging
800-1200 CFS – Strenuous
1200-3000 CFS – Extreme Caution
3000+ CFS – Dangerous...Guided Rafts Only...NO TUBING!


Is alcohol allowed?

Yes, but be careful with glass containers outside as we usually have children playing on site.


Is there an age requirement?

We do not rent to anyone under the age of 25. Guests under the age of 25 are more than welcome but the responsible party (renter) must be over 25.


Is there a grocery store nearby?

Yes, ther are called Lowe’s Market or Brookshire Brothers.


How many people does the entire property accommodate?



Can you rent for one night on the weekend?

Typically, no unless there is an open night. This happens very rarely.


Do we need a fishing license?

No, but you must have a fishing license and obey all fishing rules and laws.

Do you have kayaks for use?

No, but they can be rented in the area. Here is a list of suggestions that may be helpful to you as you are planning your trip:
